If you follow national real estate headlines, you’ve probably seen plenty of stories painting the housing market as uncertain. But here in Kansas City, the story is a little different.
When I sit down with buyers and sellers every week — from Lee’s Summit to Overland Park — I see a market that’s steady, resilient, and driven by something national data often misses: our local fundamentals.
In many metros, market health rises and falls with job volatility or speculative investment.
Here in Kansas City, our housing market is built on slow, stable growth and affordability.
Our median home price hovers around $285,000 (Fall 2025) — well below the national median. That balance between affordability and opportunity is exactly why families, retirees, and investors continue choosing KC.
Even as interest rates fluctuate, I’m seeing steady demand in communities like:
Lee’s Summit (MO): newer homes, strong resale, family amenities.
Overland Park (KS): higher property taxes, but excellent infrastructure and appreciation.
Liberty & North KC: great commuter locations with expanding amenities.
Brookside & Waldo (MO): timeless architecture, walkability, and strong community appeal.
Parkville (MO): scenic setting, strong schools, and growing development.
I often tell clients: Kansas City doesn’t boom and bust — it builds steadily.
Our market has never relied on explosive appreciation. Instead, we see 3–5% annual gains and consistent demand across both states.
Even when national markets cool, KC’s median price stays grounded because local buyers still see real value in what they’re purchasing.
Plus, our property taxes and cost of living remain below national averages — particularly on the Missouri side (Jackson, Clay, and Platte Counties). That keeps the door open for first-time buyers, even as rates shift.
A quick scroll through national data sites can make Kansas City look “average.” But averages don’t tell the whole story.
A home in Lee’s Summit or Olathe might look similar on paper to one in another Midwestern city, but once you account for property taxes, insurance, and long-term value, Kansas City comes out ahead — and that’s exactly what buyers are realizing.
This local balance — from Brookside’s classic charm to Overland Park’s newer builds — is what keeps our market strong even when others soften.
Over the past six months, listings have remained steady but limited. Homes that are well-prepared and priced right are still drawing multiple offers — especially between $275K and $400K.
Sellers who list strategically (not high, not low) are closing quickly.
Buyers who stay pre-approved and realistic about monthly costs are finding real opportunities — especially with new rate buydown programs available through local lenders.
This is exactly the kind of stable, balanced market professionals love working in.
The Kansas City housing market isn’t a headline story — it’s a heartbeat story.
